Get all estimates in writing with details on how many man hours will be required, how much chemical will be used and what chemical will be used. You should also ask how much your renewals will be and how long before they can increase the renewal. Almost every house under 3500 square feet can be treated for less than $1000.00 with Termidor.
Answer: That is false. A termite company can treat your house whenever they believe you are at risk or the barrier has been broken. In most cases they will not be able to charge you for the treatment.
Answer: This is false. It will take years to do serious damage. Take your time. Get other estimates and do business with companies that do not use fear tactics.

Answer: Unfortunately in most states there is no set outline or procedure for inspections. There also are no requirements for them to make an appointment for an inspection. Most experts agree that a complete inspection of the entire structure, inside and out, should be done annually and that the home owner should be present to answer questions if needed. In current court rulings the courts have agreed with the experts. My personal opinion is you are paying for an inspection and they would do it when and how I wanted it done or I would find another company.

Answer: Maybe. In most cases you should not change companies. You may lose coverage for damage that would be covered by the old company. Always before you change, have the new company inspect your house with either a thermal imagining camera or specially trained dogs. Those regulations clearly state that the treatment must be preformed prior to the issuing of the letter. Even with this being the regulation the state has decided to overlook this requirement. Would you want to do business in the future with a company that bends regulations to fit their needs?
The real estate agent knows the laws and regulations and in this case has decided to break all laws and regulations pertaining to the termite letter. They have taken it upon themselves to allow work to be done which should be paid for and misrepresented facts to the seller.
The answer to this problem is that they buyer should have the termite company of their choice to treat the house and issue the letter. The buyer should have the seller pay for the treatment and letter at the time of service. Even if the house does not close the seller will be able to use the treatment and letter for the next potential buyer. You can and should negotiate this in your contract to buy the house. It is done all the time.
